Penninsula plans to enter Ahmedabad

Tech parkPeninsula Land Ltd, the Ashok Piramal-backed real estate company, is diversifying into integrated townships and information technology parks in Pune, Nashik and Hyderabad.

It also plans to enter Ahmedabad, Chennai, Mysore, Bangalore and Coimbatore by next year. Peninsula is developing five projects, which includes one residential and one township project in Nashik, and integrated townships and IT Parks in Pune and Hyderabad.

Corporate groups line up funds for education in Gujarat

It’s not just the special economic zones (SEZs) that have attracted investments in Gujarat. Known for housing reputed educational institutes such as Indian Institute of Management (IIM-A) and National Institute of Design (NID), the state has now caught the attention of top corporate groups planning big investment in the education sector.

Reliance Industries (RIL) is planning to set up a full fledged university in the state. The company is learnt to have zeroed in around 800 acres on the outskirts of Vadodara for the proposed university project. Industry observers peg the value of the land deal at around Rs 50 crore.

Apart from management and information technology, the university would offer multiple courses. The university is also expected to have tie-ups with at least two reputed foreign universities.

After roping in Bakul Dholakia, former director of IIM-A, Ahmedabad-based Adani Group has left no stone unturned in entering the education sector. Adanis are planning to establish an Institute of Infrastructure Management, a university and an Adani Knowledge Centre.

The company plans to invest $300 million over the next year and will also bring an IPO within few months.

New Delhi: Bangalore-based property developer Shriram Properties Ltd is looking to raise $300 million (around Rs1,220 crore) through a stake sale to private equity (PE) firms to fund its expansion into newer markets such as Gurgaon, Mumbai and Ahmedabad.
The company is in talks with PE firms such as Walton Street Capital Llc., Starwood Capital Group, Goldman Sachs, SUN-Apollo Real Estate Advisors and JPMorgan to offload equity at project-specific level, which typically involves setting up a special purpose vehicle (SPV), or a company built around a specific project.
“We plan to invest $300 million during the next year to expand our operations,” M. Murali, managing director of Shriram Properties said. “We will take the private equity route to make the investment.” The firm is looking to dilute up to a 50% stake at the SPV level.
When contacted, SUN-Apollo declined to comment on the investment. “As an existing partner of ours, we are in regular communications with Shriram Properties on various projects. We cannot offer any further comment,” Chetan Dave, chief executive and managing director of SUN-Apollo Real Estate Advisors said. An email to the rest did not elicit any response.
Shriram Properties, a predominantly Bangalore-based developer, has recently started operations in Chennai, Coimbatore, Kolkata and Visakhapatnam. It now plans to expand into the north and west of the country.
“We see a lot of opportunities for real estate development in the National Capital Region and Ahmedabad, as the government there is investing in improving infrastructure,” Murali said.
The company already has an existing relationship with funds sponsored by Walton Street Capital and Starwood Capital. The firms have picked up a 33% stake each in Bengal Shriram Hi-Tech City Pvt. Ltd, an SPV that has been set up by Shriram Properties to develop a Rs5,000 crore integrated township on the outskirts of Kolkata.
Walton Street Capital has also picked up a 20% stake in Shriram Properties.
US-based SUN-Apollo, a joint venture company between New Delhi-based Khemka family and the US-based Apollo Real Estate Advisors that manages equity funds, also has a 50% stake in a real estate project being implemented by Shriram Properties near Chennai.
According to data from the Securities and Exchange Board of India, the nodal capital markets regulator in the country, PE investments in Indian real estate from domestic and offshore PE capital investors touched $912 million at the end of September 2007.
The total PE investments that have come into the Indian real estate sector since September 2006 is $4.23 billion.
PE firms especially prefer investing in cities such as Chennai and Kolkata as land cost in these cities is relatively cheaper (when compared with that in New Delhi and Mumbai) and PE firms can get a better valuation.
Shriram Properties is also looking at an initial pubic offering (IPO) in the next six-nine months.
“We are looking at a listing in the first or second quarter of 2009,” Murali said.
He did not say how much the company was planning to raise from the IPO as it was still in early stages of planning. The company is, however, not looking at offloading further equity before the IPO.
The Rs450 crore Shriram Properties is part of the Rs25,000 crore Shriram Group that has business interests in real estate, truck financing, insurance, consumer finance and information technology.

The analysis indicates that based on stages of development, the locations can be categorised into four groups — leaders, challengers, followers and aspirants. The study puts and validates the general perception that Bengaluru, NCR, Mumbai, Kolkata, Chennai, Hyderabad and Pune belong to the leaders quadrant.

Gujarat’s first IT SEZ to come up at Sanathal

Ahmedabad, May 7 The Pune-based Vascon Engineers Limited has started construction of the state’s first Information Technology Enabled Services (ITES) SEZ at Sanathal village off the Sarkhej-Gandhinagar highway.

The project is being jointly developed by Vascon, Agrawal Estate Organisers of Gujarat and Pristine Properties of Pune at a cost of Rs 350 crore. It will cover an area of 26 acres and will be complete in a period of four years. However, the first phase will come up only by May 2009.

The project is expected to create approximately 20,000 jobs. The developers claim that more than half a dozen IT companies have agreed to open their operations from this SEZ in the first phase, thereby providing employment to about 6,000 people.

Vascon is chiefly involved in real estate and construction business and has only recently diversified in the development of IT parks in Pune. It chose Ahmedabad for its SEZ after a NASSCOM survey showed the project would be successful in the city.

R Vasudevan, the company’s managing director told mediapersons on Wednesday that he was hopeful that Ahmedabad would emerge as an IT hub as the state government has extended all kinds of assistance in bringing investment to the state.

He said the company’s plans include the construction of a hotel and shopping facilities to meet the demands of the customers as also sufficient parking spaces, adding that this was their first venture in western India outside Maharashtra.

“We are excited about this project given its location, excellent connectivity and the very positive attitude shown by the authorities. We are confident of Ahmedabad emerging as a cutting edge IT infrastructure venue,” Vasudevan said.

Vascon president C V Shah said the development would be so planned that the work on the next phase would progress smoothly without affecting the efficiency and comfort of the users of the ready phase.

More data centres in Gujarat

When it comes to being e-savy, Gujarat knows how to take a lead.

After announcing the state data centre (SDC) at Gandhinagar, Gujarat will now be setting up five to six more satellite data centres in the state.

A data centre houses computer systems and associate components such as telecommunications and storage systems.

The centre also includes backup power supplies, redundant data communication connections and special security devices. The state has identified regions like Mehsana, Saurashtra and south Gujarat for setting up these data centers to ease network load and facilitate local e-governance.

Being satellite, the average size of the data centres will not be more than 1,000 square feet. While the SDC is nearing completion and is likely to be commissioned in couple of months, work on the satellite data centres is yet to begin, said Raj Kumar, secretary, department of science and technology (DST), government of Gujarat.

“As per our plans to set up satellite data centres in specified regions, we have identified districts like Surat, Vadodara, Rajkot and Mehsana for the same. Meanwhile, work on the other data centres will also begin soon,” said Rajkumar.

Spread across an area of 6,000 square feet, the SDC is being developed at a project cost of Rs 100 crore by the IT division of Gujarat Narmada valley fertilisers corporation (GNFC), nCode Solutions. Later, the government will be adding up another 4,000 square feet to take the total area to 10,000 square feet.

As announced by the Centre for setting up SDCs, after Tamil Nadu, Gujarat is the only other state to have received a grant of Rs 50 crore for Gandhinagar SDC. However, for the rest of the data centres, each of which will cost anything between Rs 1-1.5 crore, the state will have to spend on its own, Rajkumar added.
